Our snagging inspections are designed to provide a detailed report on your property, helping you identify defects before handover and ensuring your home is completed to the highest standard.

Our Normal Service Areas:
Dublin, Meath, Kildare, Carlow, Wicklow, Wexford, and Waterford.
For inspections outside these counties, please contact us for pricing.
We cover Ireland nationwide, but additional travel fees may apply outside our normal service area due to the larger booking slot necessary, cost of travel and accommodation where applicable.
We offer a group discount when 3 or more houses on the same site are snagged on the same day.
Each property receives an individual discount, based on the number of houses.

Complete re-inspection of identified snags and a thorough check for any new snags that may have been caused by rectification works. You will receive a fully updated Re-Inspection/De-Snag list upon completion of Re-Inspection. Please note that there is no additional charge for re-inspection of sockets deemed faulty on initial inspection if you have opted for socket testing as an optional extra.

FAQ - Pricing
What effects snagging pricing?
Our snag list pricing structure is based on the amount of bedrooms within the property, which generally signifies the property size. We do not base our pricing around square metreage/footage.
Is the socket testing included?
Socket testing is not included in our base package, but our snag list pricing reflects that. Some competitors include the socket testing as standard, but with an increased price compared to ours. We prefer to give our clients a fair base snag list package, with the option to add on our "Optional extras" if they feel the need.
How long is a snag list inspection?
Snag list inspections can range from 1.5 hours to 3-4 hours, depending on the presentation & condition of the property. At Emerald, we take our time, and will not rush your inspection. We take the same care we would expect in our own properties.
Do I get an invoice for my records?
Yes, we provide downloadable PDF quotes & invoices for our new build snag inspections. Invoices are received by the client after we perform the inspection/re-inspection service.

The snag inspection and pre-purchase survey are limited to a visual, non-invasive inspection of the readily accessible areas of the property and are carried out solely for the benefit of the prospective purchaser. Responsibility and liability for design, construction, compliance with building regulations, certification, and workmanship remain solely with the builder, developer, design team, and/or relevant certifying parties.
