Our Simple Snagging Process for New Builds & Renovations
From your initial enquiry to receiving your detailed snag list, we've streamlined our process to be as straightforward and reassuring as possible. We handle the complexities so you can focus on the many other challenges of purchasing a new home.
Initial Enquiry
Contact us and we'll acknowledge your request, confirm our availability for your inspection, and ask for any relevant developer documentation and contact details for our inspector.
On-Site Inspection
Our experienced inspector arrives at the property, conducting a thorough visual and working inspection of all internal and external elements, heating, lighting and various building regulation conformity checks. Sockets can be tested for an additonal fee. Socket testing is not included in our base package.
Detailed Report & Support
Within 2-3 working days, your comprehensive snag list is compiled and delivered upon invoice payment. Optionally, we offer re-inspection services for an additional fee. We will also happily assist you in answering any questions or queries you may have throughout, or even after the process is complete.

Whats Included in the Base Package?
External
- All external areas contained by the property boundary.
- Fencing, gates, driveway, bin stores, mailbox, patios
- ESB Metre box conformity check
- Heat pump conformity check (If applicable)
- All external elevations of the house including render, leadwork, windows, glazing, weep vents, gutters, downpipes etc.
- Complete visual inspection
Internal
- Floor levels
- Moving parts (Doors, windows, hinges, handles, locks, kitchen, bathroom sanitaryware and any other applicable elements)
- Electrical & Mechanical labelling conformity
- Joinery (Skirting/Architraves, Mouldings, Stairways)
- Heating & lighting functionality
- Ventilation functionality
- Appliance functionality (Where applicable)
- Plasterwork & finishes

The snag inspection does not replace or supersede any statutory certification, Assigned Certifier duties, Certificates of Compliance on Completion, or warranties. Responsibility and liability for design, construction, compliance with building regulations, certification, and workmanship remain solely with the builder, developer, design team, and/or relevant certifying parties.
